The Basics
Abbottsford sits just off Abbott Martin Road in the heart of Green Hills, offering one of Nashville's most convenient locations. This intimate community of traditional brick homes provides privacy in a stone’s throw fthe hub that is Green Hills. To be clear, the entire sub division sits behind a wall but there is no actual gate requiring a security code for access. Anyone can drive into Abbottsford but there is only one way in and one way out. Interestingly, there is a “guard house” at the entrance. Presumably there was a plan for an on site guard presence that never materialized.
The homes
Homes in were built between 1986 and 2005, with most construction occurring in the late 1980s and 1990s. All homes feature brick construction with traditional architectural styling. Homes are priced between roughly $1.2M and $2M, making it one of the more accessible gated communities in the Green Hills corridor.
The street names
One of the most charming details — the streets within Abbottsford are named after British parks: Hyde Park, Overton Park, Foster Hill, Green Park, Bowring Park, Belgrave Park, and Saint James Park.
The location
The location is hard to beat. Green Hills Mall, Whole Foods, Trader Joe's, and dozens of restaurants are within a 2-minute drive. The Green Hills YMCA is practically next door.
The amenities
Community swimming pool, tennis courts, clubhouse, and mature landscaping throughout. The HOA fee covers maintenance of these common areas and landscaping of community spaces. For a Green Hills location with pool and tennis access, this represents reasonable value compared to country club memberships.
The schools
Julia Green Elementary School serves Abbottsford and consistently ranks among the top public elementary schools in Nashville. Private school access is equally strong — Harpeth Hall, MBA, USN, and Ensworth are all within easy reach.
The price advantage
Abbottsford offers established homes averaging $322 per square foot compared to Green Hills new construction averaging $468 per square foot — a meaningful value proposition for buyers who want the Green Hills address and amenities without new construction pricing.

Cons: Does not have an actual secured gate
PS. I’ve been obsessed with 300 St James Park since I saw it on a Parade of Homes Tour in the late 80s. It was the first house I saw with an elevator and had what we now call a dip pool or cocktail pool. Everything is on one level except the garage, and the elevator that lifts right into the kitchen. It’s perfect for empty nesters who need space for grandkids to visit but don’t want the headache of a rambling home.
