Before Governor’s Club, Laurelbrook, The Grove or The Troubadour, Nashville gated communities started popping up in the 70’s and 80’s and continue  to be coveted addresses. Let’s break down the OGs- SugarTree, Abbottsford, Northumberland and the Hobbs Road corridor.

First up, Sugartree....

Location

Sugartree broke ground in 1974 with over 60 acres and sits in that coveted Green Hills/Belle Meade corridor and is still one of the most desirable addresses in the city. Your minutes to Publix, The Mall at Green Hills, St Thomas and the interstate.

The size and homes
Around 225 homes, predominantly brick construction, ranging from traditional Colonials to classic Southern-style manors. Home prices generally range from the high $700s to over $2.5M.

The amenities
Sugartree's residents enjoy private roads, 5 tennis courts, a swimming pool and the perfect location for experiencing all that Nashville has to offer. Sugartree has 15 acres of common green areas and full service professional landscaping for all residents. 

The most extraordinary detail
The community is named after nearby Sugartree Creek and contains more than 120 tree species. Because of this, the community has the distinction of being a certified Level 4 Arboretum as part of the Tennessee Arboretum Certification Program. There is no other residential neighborhood in Nashville — and very few in the country — that holds that designation.

The security
The community has a staffed guard gate at the main entrance and a rear gated entrance for residents. Security is one of the primary draws for homeowners, and the guard provides a level of access control that electronic gates alone cannot match.

Fun Fact

My grandmother and Aunt built two side by side homes in the 80s that backed up to the creek which is a wonderful playground when you’re a kid.

Highlighted Property

I recently toured 75 Concord Park West. It’s one of those gems built in 1977 that has been lovingly remodeled.  The back porch is to die for and see if you can spot the “hidden doors”.

Pros- location, security, great clubhouse (Hello, Robinette’s 6th birthday party), reasonable HOA, low maintenance lifestyle. Many homes have also been lovingly and stylishly renovated. 

Cons- postage stamp lots but wonderful if yardwork isn’t your thing. That’s the only Con we can think of if that’s even a Con?
