Dolce & Gabbana and Bed Bath & Beyond Just Made the Same Bet on Green Hills

Walk from the upper level of The Mall at Green Hills, where Christian Louboutin just opened next to Nordstrom, to the shopping center on Green Hills Village Drive where a resurrected Bed Bath & Beyond is folding itself into the local Container Store, and you cross a few minutes of driving and two completely different theories of what this neighborhood is for.

One theory says Green Hills is becoming Nashville's flagship luxury address, the kind of place where a $250 million redevelopment and a run of European fashion houses make sense. The other says Green Hills is a proving ground, the exact spot a national retailer picks when it wants to find out if a struggling brand can still work. Both bets landed here in the same twelve months. Neither company seems to be paying attention to the other.

The mall is getting the flagship treatment

In February 2026, Simon Property Group announced a shared investment of more than $250 million across three of its properties: The Mall at Green Hills in Nashville, Cherry Creek Shopping Center in Denver, and International Plaza in Tampa. The announcement followed Simon's move to take full ownership of the mall after buying out Taubman Realty Group's stake in November 2025, which handed Simon complete control of leasing and management for the first time.

What Simon is promising for the Green Hills property reads like a rebuild, not a refresh: two-story entrances, what the company calls jewel-box spaces built for luxury boutiques, and new exterior landscaping meant to change how the mall reads from the parking lot in. Construction is expected to start sometime in 2026, with more tenant announcements to follow as leasing progresses.

"These centers are already top retail destinations in the country," said Eric Sadi, Simon's Co-President of North American Real Estate.

That statement lines up with what's already moving in. The mall added a dozen new stores this year against a base of more than 130 existing shops and restaurants, a modest slice on paper but a telling one in terms of who's on the list. Skims and Swatch are on their way to the lower level near Nordstrom. Christian Louboutin already opened on the upper level. Dolce & Gabbana is part of the same wave. This is not a mall backfilling empty storefronts with whatever will sign a lease. It's a mall being told by its own landlord that its future is luxury retail, full stop.

None of this happens in a vacuum. Hill Center Green Hills, the open-air shopping node a short drive from the mall, has spent the past few years building its own upscale identity, from the August 2025 debut of home and lighting retailer Rejuvenation to a 2023 Nashville Scene Best of Nashville reader vote naming it the city's best shopping center. The mall's shift toward flagship luxury isn't an outlier decision. It's catching up to a direction the neighborhood's retail was already leaning.

Two blocks away, a very different comeback story

While the mall chases European fashion houses, a very different kind of retail experiment has been running quietly on Green Hills Village Drive.

In August 2025, Bed Bath & Beyond reopened its first physical store in the country here, not in New Jersey where the original chain was based, not in New York, but in Green Hills. The brand had gone through bankruptcy, its name and intellectual property sold off in the liquidation, and whoever ended up holding that trademark decided Middle Tennessee was where the relaunch should begin. The new owners even honored old coupons.

Now comes the second phase of that bet, and it's a stranger one. The Container Store at Green Hills Village Drive has been picked as one of just 22 locations nationwide to pilot a co-branded format that folds Bed Bath & Beyond's home essentials, bedding, bath, kitchen, small appliances, into the existing Container Store floor plan rather than opening a separate storefront next door. The two companies now share ownership, and this is the first real test of whether their merchandise can live under one roof.

That's not a coincidence of geography. A retailer testing a new closet-and-home-goods format wants a trade area where household income and housing stock already support that kind of spending, and Green Hills has both in ways that fewer Nashville neighborhoods can match. Putting an unproven format inside an already high-performing store is the safe version of a national experiment. If the combined layout works anywhere, it works in a parking lot people already drive to on purpose.

Neither retailer is wrong about the neighborhood. That's the part worth sitting with. A luxury house and a bankruptcy-relaunch brand looked at the same zip code and both saw a safe bet, just for opposite reasons. One sees enough spending power to support jewel-box boutiques. The other sees a customer base steady enough that an unproven store format won't tank on arrival. Both companies are reading the same household income and the same foot traffic. They're just drawing different conclusions about what to sell it.

The neighborhood's own answer

While two national retail strategies play out around it, the neighborhood keeps doing the thing it's always done. This September marks the tenth year of the Green Hills Park Festival, a free, family and pet friendly event at Green Hills Park that raises money for the Friends of Green Hills Park's ongoing improvement work. This year's festival lands on Saturday, September 12, with a market running from 3 to 7 p.m. and an outdoor movie carrying the evening through 9.

A decade of the same neighborhood tradition, held in the same park, funded by the same kind of small local giving, isn't a retail strategy. It's just what Green Hills does regardless of what's happening at the mall or on Green Hills Village Drive. The festival doesn't care whether Dolce & Gabbana signs a lease or whether the Container Store pilot works. It's been running for ten years because enough people who live here keep showing up for it.

That's the part a corporate press release can't capture and a retail analyst wouldn't think to measure. Green Hills is being redeveloped and re-tested from two directions at once this year, and the neighborhood's actual daily rhythm, the park, the festival, the ten-year habit of showing up, hasn't moved an inch.
